The QS Performance Standard

Commercial cleaning, managed for performance.

Most cleaning vendors wait for you to tell them something slipped. QS Management defines the standard up front, measures against it on a set cadence, and uses the results to correct the work — before it becomes your problem to chase.

The problem with the standard model

You should not have to be your vendor's quality department.

Commercial cleaning is usually managed reactively: the work gets done, standards drift, you notice, you file a complaint, and the vendor responds. That model quietly transfers the management burden to the person responsible for the building.

Reactive service

The client becomes the inspector.

Nothing is measured until something goes wrong, so your team absorbs the oversight work you were paying to outsource.

  • Results swing between visits and between locations
  • No visibility into whether the agreed standard was met
  • Time spent documenting problems and chasing corrections
  • Annual rebids because performance never stabilizes
  • Invoices that need checking as closely as the work
The QS model

Performance is measured before you have to.

The standard is defined, scored, and reported on a cadence — so gaps are found and corrected inside the program.

  • A written definition of what clean means in your building
  • Scheduled supervisor inspections with recorded scores
  • Trends used to coach teams and adjust scope
  • One named account contact and one escalation path
  • Accurate, predictable, consolidated invoicing

Service programs

Recurring cleaning at the core, with the specialty work that supports it.

Commercial cleaning is the program. Floor care, post-construction, and event coverage are built around it so one partner is accountable for the whole facility.

01

Commercial Cleaning

The core program. Nightly or scheduled janitorial service built on a documented scope, with restrooms, common areas, and offices held to a defined standard rather than a generic checklist.

02

Day Porter Services

On-site coverage during operating hours. Restrooms stay stocked, entrances stay presentable, and spills, deliveries, and meeting turnovers are handled while the building is in use.

Floor Care

Scheduled hard-surface and carpet care on a maintenance calendar — scrub and recoat, extraction, strip and wax, tile and grout — planned around traffic so finishes last instead of failing early.

Post-Construction Cleaning

Construction dust migrates and reappears. We phase the clean — rough, final, and touch-up — so the space passes walkthrough on the date it is supposed to open, not a week later.

Multi-Site Programs

For portfolios spread across markets: a single documented standard, centralized oversight, and consolidated reporting and billing — instead of a different vendor and service level in every city.

How the program works

Define the standard. Measure it. Improve it.

The same four-step framework runs a single building and a national portfolio. It is the reason performance stays consistent after the first ninety days.

1
Walkthrough

Define the standard

We walk the building with you: traffic patterns, priority zones, access, timing, and the issues your team keeps absorbing. That becomes a written definition of what good looks like here.

2
Program

Document the scope

Scope, frequency, responsibility, and expected result are written down area by area — so the crew, the supervisor, and your team are working from the same document.

3
Measurement

Score the work

Scheduled inspections, quality scores, service data, and your feedback are captured on a set cadence and rolled into reporting you can actually read.

4
Improvement

Close the loop

Trends drive coaching, retraining, and scope adjustments. Problems get corrected upstream instead of surfacing as another complaint from your tenants.

What you get first

The walkthrough becomes a document, not a quote.

Before pricing, you receive a written facility program: priority zones, scope by area, frequency, inspection cadence, and the escalation path. It is the document your team and our crews both work from.

  • Scope written by area

Each space carries its own tasks, frequency, and expected result.

  • Inspection cadence set up front

You know who inspects, how often, and what gets scored.

  • One escalation path

A named contact and a defined response window for anything urgent.

Built for portfolios

One program. Every location.

Portfolios fragment when every market brings its own vendor, scope, invoice format, and definition of clean. QS applies one framework across the portfolio so locations can finally be compared to each other.

  • The same scope framework everywhere

Location-specific scopes built inside one consistent structure and inspection criteria.

  • Portfolio-level visibility

Site-by-site quality scores and trends, reviewed with your team on a set cadence.

  • Consolidated, predictable billing

One contract administration point and one invoice format across every market.

Common questions

How is a QS program different from a standard janitorial contract?

A standard contract defines tasks. A QS program defines a standard, then measures against it. Scope, frequency, and expected result are documented by area; supervisors inspect and score on a set cadence; and the resulting data drives coaching and correction. You get visibility into performance instead of finding out through a complaint.

Can you support facilities in more than one market?

Yes — multi-site and multi-state portfolios are a core part of what we build. Every location runs the same scope framework and inspection criteria, with portfolio-level reporting, one escalation path, and consolidated invoicing. Coverage in a specific market is confirmed by address, scope, and schedule during discovery.

What happens after hours or in an emergency?

Active QS clients have access to 24/7 emergency and after-hours support. When something unexpected happens — a spill, a weather event, an unscheduled event turnover — you reach the account team outside business hours and we coordinate the response based on the facility and the situation.

Do we have to change vendors everywhere at once?

No. Most portfolio transitions start with a pilot group of sites so you can see the standard, the reporting, and the response times before expanding. Rollout sequencing is planned around your contract dates and operating calendar.

How quickly can a program start?

After the walkthrough we return a documented scope and proposal. Once approved, onboarding covers staffing, access and security, supply setup, and the inspection schedule. Simple single-site programs typically start within a few weeks; multi-site rollouts are sequenced by location.

Start with a walkthrough

Ready to stop managing your cleaning vendor?

A walkthrough is where the program starts. We look at the building, the traffic, the priorities, and the problems your team keeps absorbing — then put a documented standard behind them.

  • Walk the facility and document what actually needs to hold.
  • Agree the scope, frequency, and inspection cadence in writing.
  • See the performance reporting before you sign anything.
